How It Works

7 Simple Steps

How does the process really work? It's simple. If you need help finding a buyer for your wholesale deal, we'll do all of the work and find one for you! At closing, we split the deal 50/50.

STEP 1

Underwriting

First, we need to make sure that your deal is actually a deal. We trust you, but it's our name on the line, and we will only send out good, profitable, deals to potential buyers. If your deal passes our underwriting, we'll go on to Step 2.

STEP 2

Proof Of Purchase

Obviously, we need to make sure that you have a signed contract. Email us a copy of your signed Purchase & Sale Agreement with the seller(s).

STEP 3

Title Company Verification

Of course, we need to verify that you have the deal in escrow. We just need the title company name and address, along with the contact name, email, and phone number of the escrow officer. We will simply reach out to the title company to verify. Not in escrow yet? No problem, we have relationships with title companies in all 50 states!

STEP 4

JV Agreement

Let's make it official. We will send you a Joint Venture Agreement, via DocuSign, to solidify our partnership on this deal. At closing, we'll do a 50/50 split! After we both sign, we'll send the JV agreement to the title company.

STEP 5

Leverage Our Buyers

We will use our software of data to search and skip trace ALL potential, buyers nearby. Plus, we will also utilize our MASSIVE email and text list of 5.2 million buyers, to ensure that we get it sold fast!

STEP 6

Assignment Agreement

We will find a buyer ASAP, and get them to sign an Assignment Agreement. Next, we'll send that agreement to the title company and schedule closing.

STEP 7

Follow Up & Payday

Now we just wait for the closing date and we both get paid at closing, through the title company! We'll both get 50% of the assignment fee. Our transaction coordinating department will stay in communication with the seller, buyer and title company every few days, to ensure the deal stays in tact, so that we can all get paid!
